Q: When and how frequent should I perform maintenance on my residential air conditioning equipment?

A: Everyones HVAC equipment is different in many ways, but usually for residential equipment, a disposable filter change should range from 1-3 months depending on the airflow restriction once the filter accumulates dirt,hair, etc. Also, a drainline cleaning additive should be used **NOT BLEACH**, distilled vinegar is a healthier alternative or condensation tablets. Q: I think i just need some freon, it usually lasts a few months and then I have to call to get it recharged but is expensive, is this right?

A: Sounds like you could have a leak in your refrigerant tubing or the hvac equipment itself. Here in the Florida Keys corrosion speeds up due to our salty enviroment. Refrigerant is used in a closed loop system. We always explain to customers that refrigerant is not like an automobile that requires fuel and that it should not be recharged frequently,refrigerant should last the lifespan of the unit unless failure or compromise of any components. Q: What is the life span of my Hvac equipment?

A: In the FL Keys we typically see well maintained equipment last between 8-12 years. Location of your island home can play a huge factor, For instance someone living on a canal may only see an average of 8 years lifespan compared to someone living in old town keywest with a 12 year old unit.
